NHS –owned GP surgeries and health centres were transferred to the ownership of "NHS Propco" in April. There is an expectation that all property arrangements in these buildings will now be put on a far more "business-like" footingwith formal leases being put in place, as well as potential issues over inflationary service charge increases.
There are clearly many important issues for GP tenants in NHS Propco buildings to consider, and the LMC would like to put on a seminar for GPs and managers in these properties, run by our specialist legal advisersDR Solicitors, in order to consider, intra alia:
1. Key considerations when negotiating an NHS Surgery lease
2. The proposed national template lease (DR are part of the national working party developing this, so have specialist knowledge)
3. Dealing with service charge demands and dilapidations
This seminar would be free of charge to Birmingham LMC constituent GPs and their managers. It is anticipated that this event would take place sometime in January, most likely on a Tuesday or Wednesdayevening, but possibly on a Wednesday or Thursday afternoon, depending on suitability for the majority of interested practices and the availability of DR solicitors.
In order to gaugeinterest from practices, if you are likely to attend such an event, please could you let us know by replying to this email, and also indicate your preference for a day/time for the seminar.
Should this event be successful, we are likely to considerfurther property seminars ofinterest to practices in privately leased or owner- occupied premises.
